Lead is genuine high country. Roof framing is commonly sized to a 60-plus psf ground snow load, and higher parcels can exceed 70. Foundation pours generally pause through the deep winter months; framing and roof-in get sequenced to be fully enclosed before the heavy snow arrives.

Elevation and slope. Lead sits high enough that roof framing is commonly engineered to a 60-plus psf ground snow load, where a lower Spearfish lot may design to 40. Nearly every Lead lot is hillside, so retaining, drainage, and a slope-adjusted foundation are standard scope rather than exceptions. The mining-era street grid also leaves some parcels narrow and steep, which changes the access and staging plan before design even starts.
