In-house architectural design in Chief Architect, from schematic through permit-ready construction documents, including 3D renderings.

Six documented phases that settle the vision, the budget, and every material selection before a single board is cut.

Engineering Coordination

Tight collaboration with structural, mechanical, and civil engineers. Our team’s mechanical-engineering background makes the handoff sharper.

Construction Management

Our PM is on every jobsite multiple times a week, daily during framing and finish. Schedule, subs, and quality, owned by iLevel.

Financial Transparency

Cost-plus model with every actual cost tagged, coded, and documented in QuickBooks before billing. Monthly draws on actuals plus the builder fee.

Documentation & Handoff

3D Vista scans, daily logs in Ressio, the full financial trail, and the plan set, all delivered to you at closeout for the home’s long life.

How Pricing Works

Cost-plus, transparent from signing.

iLevel builds on a transparent cost-plus model. The pre-construction and design agreements cover the documented planning phase before construction; the construction agreement runs the build itself, on actuals plus the builder fee.

We keep four to seven homes in active construction at one time, on purpose, so every client gets the attention they deserve.

Cost-plus, three agreements

  • Pre-Con1–2% of estimated budget, due at signing. Funds the documented planning phase.
  • Design1–2% of estimated budget. Plan sets, renderings, and the full documentation set.
  • Build10% downpayment, credited at closeout. Monthly draws on actuals plus builder fee.
  • Workload4–7 homes in active construction at a time, intentionally controlled.
