When design and construction live in different companies, the gap between them is where custom homes go wrong. The design firm is finished the day the drawings are approved. Whether the home can actually be built at your number becomes somebody else’s problem, and that somebody is usually you. iLevel closed that gap by bringing residential design in-house. Our design team works in Chief Architect a few steps from the people who will schedule your excavation, order your trusses, and answer for your budget. The same 3D model that produces your renderings produces the construction documents your framers build from. Nothing gets lost in translation between a design office and a build office, because there is only one office.
No incentive to design past your budget.
A standalone designer is paid for drawings. We are accountable for the finished home. If our design team drew a home that prices out far beyond what you told us you would spend, we would be the ones standing on your lot explaining it. So we do not draw that home. Because the designers and the builders share one office and one model, every major design decision gets priced while it is still cheap to change. Roof form, foundation strategy, window package, span lengths: each one lands in the budget as it lands in the model. The design phase ends with a complete set of drawings and a defensible cost-plus budget that came from the same table, not a pretty concept that dies in bidding.
One model, from first sketch to permit set.
Everything runs through a single Chief Architect model. Schematic design, design development, and the permit-ready construction documents are all generated from that one model as it matures, so the drawings can never drift out of sync with what you approved. The 3D renderings and VR walkthroughs you review come from the same working model, not from a marketing artist’s impression. The kitchen you stand in during the VR session is the kitchen in the framing package. When something changes, it changes once, everywhere.
What the design phase actually produces.
A design engagement with iLevel ends with: floor plans at construction-document quality, exterior elevations for every face of the home, a structural-design intent reviewed against Black Hills snow and wind loads, an interior direction that includes flooring, cabinets, counters, lighting, and plumbing fixture families, and a written specifications package that captures what is in scope. Most engagements run 3 to 5 months from first conversation to a complete drawing set and a signed cost-plus. Design work is scoped in three levels depending on how far along you are and how much design your project needs, so a client with land and a folder of ideas starts in a different place than a client with finished concept drawings.
Design does not stop when the drawings are done.
The model follows the home into construction. Bluebeam tracks every drawing revision with a full audit trail. Ressio gives you a live view of decisions, selections, and schedule from anywhere, which matters because most of our clients build from out of state. And before drywall closes the walls, 3D progress scans capture the framing, wiring, and plumbing of the real home so you can verify it against the design from your couch. The home you walked through in the model is provably the home you get.

Do I need to hire an architect for my custom home?
For most single-family homes in the Black Hills communities we build in, no. iLevel’s in-house design team takes your home from first sketch to a permit-ready drawing set in Chief Architect, and licensed structural engineers stamp what needs stamping. That engineering discipline is the one that matters most in Black Hills snow and wind country.
Are iLevel’s designers architects?
No, and we are careful about that word. South Dakota reserves the title architect for licensed professionals, so you will never hear us claim it. Our home designers do residential design in Chief Architect, and licensed structural engineers review and stamp the structure. What you give up is a title. What you get is a design team that has to stand behind its drawings on a jobsite.
How long does the design phase typically take?
Most iLevel design engagements run 3 to 5 months from first conversation to a complete set of construction documents and a signed cost-plus. Larger or more complex homes can take longer. We never rush design because the cost of rushing it is paid back many times over during construction.
Can I bring plans or a designer I have already worked with?
Yes. Some clients arrive with concept drawings, an idea board, or early plans from a designer they like. We build from wherever you are. The work still moves into our Chief Architect model so the budget, the renderings, and the construction documents stay tied together in one place.
Can iLevel design a home for a lot I have not bought yet?
Yes, and that often produces the best outcome. We can review a candidate lot before purchase, identify the constraints and opportunities, and produce a feasibility design that confirms the lot supports the home you want at a budget you are willing to commit to. This step alone has saved several clients from buying the wrong lot.
What software do you use for design?
Our in-house design work runs in Chief Architect, which generates the construction documents directly from the 3D model. That eliminates the typical disconnect between the pretty renderings the owner saw and the actual buildable drawings the framers work from. The owner sees the same model the framers see.
