A lot of the most beautiful building sites in the Black Hills are rural, which usually means no public water and no public sewer. On those properties, the home makes its own water with a well and treats its own waste with a septic system. Both are real infrastructure, with real costs, and both need to be understood before the home budget is set, because they can move the all-in number significantly.

No city water, no city sewer

This is not a reason to avoid rural property. Many of our clients specifically want the space and the setting a rural lot provides. It is a reason to do the water and septic homework early, so the cost and feasibility of these systems are known facts rather than late surprises that strain the budget after the house design is already underway.

The well: water you can count on

A well brings up the question that matters most on a rural lot: is there good water, how deep is it, and how much does it yield. The answers vary across the Black Hills with geology and elevation. A well can run from a moderate cost on a favorable site to a substantial one where water is deep or low-yielding. Drilling is somewhat unpredictable until it is done, which is why it belongs in the early budget conversation with appropriate room in the contingency reserve.

Beyond the drilling itself, a rural water system includes the pump, pressure tank, and often treatment for whatever the local water chemistry requires. Some Black Hills water is excellent as it comes; some benefits from filtration or softening. Knowing what the water needs is part of planning the system correctly so the home has clean, reliable water from day one.

Septic: the perc test comes first

A septic system’s feasibility and cost depend on the soil, which is why the perc test, a percolation test that measures how the ground absorbs water, comes before the design. The result determines what kind of system the site can support. Good soils allow a conventional drain-field system at a reasonable cost. Poor or shallow soils, or high groundwater, may require an engineered alternative system that costs considerably more.

This is exactly the kind of thing that should be known before the home budget is locked. A site that needs an engineered septic system is still a fine site to build on. It just carries a cost that a site with a conventional system does not, and that cost belongs in the budget from the start rather than discovered after the design is set. The perc test is inexpensive insurance against an expensive surprise.

Where the septic drain field can go affects where the house can sit, which affects where the well goes, which affects the approach.
