10 Questions to Ask Before Hiring a Custom Home Builder in the Black Hills

The custom home market is full of companies that can technically build a home. Most of them will give you a polished presentation and a confident answer to every question. The questions below are designed to get past the presentation to the substance. A builder who knows what they are doing will answer all of them directly. One who does not will deflect, generalize, or become uncomfortable.

Use these in your first or second conversation. Take notes. Compare the answers across builders you are considering.

1. How many homes do you have in active construction right now?

A custom home builder managing two or three projects is in a fundamentally different position than one managing fifteen. The question is not just about capacity. It is about attention. Custom homes require a project manager who knows the current status of every open item on your job. At iLevel, we cap active builds at four to seven at a time. That is an intentional decision about quality, not a capacity limitation we cannot solve. A builder running twenty projects with two project managers is telling you something important about their priorities.

2. Who is my primary point of contact during the build?

Get a name. Then ask how often that person visits your site. At iLevel, the project manager is on-site regularly and is the single point of contact for everything from schedule to change orders. “Someone will be in touch” is not a satisfactory answer to this question. Understand specifically who you will be talking to and whether you will be talking to the same person throughout the project or handed off at various phases.

3. Can I see a budget report from a project currently in construction?

Ask to see an actual document, not a description of how they track budgets. A builder with genuine line-item cost tracking can produce a sample report in a few minutes with client information redacted. If they cannot, their financial documentation system does not actually exist in the form they are describing. 4. What is not included in your contract price?

Every custom home contract has exclusions. Site work, utility hookups, landscaping, and certain specialty items are frequently excluded from the builder’s core contract and presented as separate owner-direct items or future change orders. A builder quoting a lower number with more exclusions is not offering you a better deal. Ask specifically: Is site prep included? Driveway? Well? Septic? Landscaping? Make sure you are comparing the same scope when evaluating multiple quotes.

5. How do you handle changes during construction?

Changes happen on every custom home project. The question is whether changes are handled through a documented, priced change order that requires your written approval before work proceeds, or whether changes happen informally and the cost shows up somewhere you did not expect. Ask specifically: what documentation do you provide for a change order, and how long does it take to get one priced and in front of me?

6. What is your warranty and how is it delivered?

South Dakota has a statutory implied warranty of habitability on new residential construction. Beyond the statutory minimum, ask what the builder’s explicit written warranty covers, what it excludes, and how warranty claims are handled. A builder who has been operating for several years in the Black Hills should be able to give you direct answers about how they have handled warranty situations. Ask for an example. The answer is revealing.

7. Have you built on sites like mine before?

Black Hills terrain varies significantly. A builder who has only worked on flat valley lots in Belle Fourche may not be the right choice for a hillside site in Lead or a dense pine-forest lot in Custer County. Ask specifically about sites with rock excavation, hillside conditions, long driveways, or rural utility infrastructure. 8. What does your pre-construction process look like?

Pre-construction is where the variables that drive construction cost and timeline are identified and resolved. A builder with no real pre-construction process is starting construction with knowable uncertainties still unresolved. Ask what the pre-construction deliverables are: site assessment, completed architectural drawings, permit submission, material selection deadlines. 9. Who are your subcontractors and are they the same from project to project?

In the Black Hills labor market, quality subcontractors are in demand. A builder who maintains relationships with consistent subcontractors has lower scheduling risk than one who calls whoever is available. Ask which trades are in-house versus subcontracted, and whether those subcontractors are consistent across projects. The framing crew, the plumber, and the electrician on your home should not be the first time that builder has worked with those teams.

10. Can I speak with a past client who built a project similar to mine?

A builder confident in their work will have references available. Ask for a client who had a project with similar complexity: similar terrain, similar finish level, similar size. A reference from a straightforward single-story build on a flat lot does not tell you much about a hillside home with custom millwork. The reference conversation is your best validation. How do I compare multiple builder quotes accurately?

Make sure every quote covers the same scope. The most common comparison error is evaluating a lower number that excludes site prep, utility infrastructure, or landscaping against a higher number that includes them. Ask each builder to itemize what is excluded. Then compare the total-project cost, not just the builder’s contract number.
